The short answer
A chimney that leaks when it rains is almost always letting water in at one of four places: a cracked crown, failed flashing, a missing or damaged cap, or porous brick and mortar. The stain inside is rarely where the water enters — it travels along framing or the flue first. Find the entry point, fix that, and the leak stops.
The four usual sources
The crown: the concrete top of the chimney cracks with freeze-thaw and lets water into the masonry.
Flashing: the metal seal where the chimney meets the roof lifts or loses its sealant.
The cap: with no cap, rain falls straight down the flue; a rusted cap or chase cover lets water in the same way.
Brick and mortar: old brick and eroded joints absorb water like a sponge.
Why it's worse in Northwest Indiana
Two things make leaks common here. Lake-effect snow piles against chimneys, melts during the day and refreezes at night, pushing water into every crack. And wind-driven rain off Lake Michigan hits chimneys sideways, getting past caps and flashing that would shed straight-down rain.
How a leak gets traced
We start with the pattern — does it leak in every rain, only in snowmelt, or only with wind from one direction? Then we photograph the crown, cap, flashing and masonry from the roof. When the source is hidden, a controlled water test wets one area at a time until the leak reproduces.
